The Differences between Industrialized (modular) Homes and Manufactured Homes

What You Need to Know Before Purchasing an Industrialized Home or Building

The primary differences between an industrialized (modular) home and a manufactured home are: 

  • the codes to which the homes are built. Modular housing in the State of Texas is constructed to the same codes as site built housing. Manufactured housing is constructed to Federal HUD code standards. For information on Manufactured Housing contact the Department of Housing and Community Affairs at (800) 500-7074 (in state only) or (512) 475-2200;
  • modular homes must be installed on a permanent foundation system;
  • titles are not issued for modular homes. Once installed the home becomes part of the real property; and
  • a municipality may not differentiate between modular homes built under the Texas IHB program and site built homes.
Check Zoning and Deed Restrictions

Determine the zoning of your property. Contact the city zoning department if you are not sure.

Check the deed restrictions on the property. The city cannot prohibit a modular home constructed under this program from being placed in an area zoned for single-family housing, or a modular office building from being placed in an area zoned for offices. However, you must abide by any deed restrictions and subdivision or architectural controls.

Buy from a registered industrialized builder (retailer/installer) 

Ask for their registration number and either call TDLR or look on the web site (www.tdlr.texas.gov) to verify that they are currently registered and in good standing. Registration as a manufactured housing retailer or installer is not the same as registration as an industrialized builder through TDLR.

Check with TDLR to see if any complaints have been filed. Check with the better business bureau.

Site Work 

Residential modular homes are required to be placed on a permanent foundation. All industrialized housing and buildings are installed according to the manufacturer’s specifications, or to unique site details sealed by a professional engineer or architect and approved by the local authorities. Site work includes the foundation, installation of the modular home or building, and provisions for the installation of utilities such as electric, water and waste disposal. It is also a good idea to make sure the roads to the site are clear for the trucks to deliver the units.

Understand your contract 

Have in writing what is your responsibility, what is the industrialized builder’s (retailer/installer’s) responsibility, and what is the certified manufacturer’s responsibility.

Understand your warranties

It is important that you read and understand all warranties. Find out how to obtain warranty service, and learn how to properly maintain your industrialized home or building and its appliances to ensure that your warranties will be honored.

Your new home or building should come with a homeowner’s manual and manufacturer, retailer, and appliance warranties. The homeowner’s manual typically contains important general maintenance and safety guidelines. The manufacturer’s warranty typically covers defects in the workmanship of the structure and plumbing, heating, and electrical systems installed at the factory. Appliances installed at the factory are also covered. 

The retailer’s warranty typically explains the terms of the warranty and the services the retailer will provide. If appliances are not covered by the manufacturer’s warranty, they may be covered by separate warranties that include use and care manuals.

Inspections 

While in the factory, an in-plant inspector and a third-party inspector assure that the unit is inspected for code compliance and workmanship. When the unit is brought on site, the city is responsible for all site inspections. 

Outside the city limits site inspections are to be performed by a third-party inspector approved by this department, or a licensed architect or engineer. The industrialized builder is typically responsible for assuring that these inspections are accomplished (check your contract). Inspect your home or building thoroughly as soon as you move in.

Information Provided

The industrialized builder (retailer/installer) is required to provide the purchaser the following information:

  • The name, Texas registration number, and address of the manufacturer and industrialized builder.
  • A description of the location of the data plate and explanation of the information thereon.
  • The location of the decal(s) or insignia on the module or modular components.
  • The floor plan of the building and schematic drawings of the plumbing, electrical, and heating/ventilation systems.
  • A site plan showing the on-site location of all utilities and utility taps.
  • A completed signed copy of the energy compliance checklist.
  • A set of approved plans as necessary to obtain a building permit (including foundation plans). If the typical foundation drawing is not suitable for a specific site, or if the structure is only partially constructed of modular components, or if the builder will add unique on-site details, then a licensed Texas professional engineer or architect shall design and stamp the unique foundation drawings or on-site details.

I was a little girl on the day of the royal wedding of Diana ?? ?and Charles. I can’t remember if I shed a tear ? when she died, but I was very sad.

Make no mistake, I will be anything but sad when the queen mother dies. One of the greatest deceptions I’ve witnessed in my lifetime is people calling evil “good”and good “evil”! My eyes are now wide open. I can never be ignorant and deceived in that way again! Never!

P.S. I do believe some we think are dead are alive and some we think are alive are dead. Time will tell if that applies to the above. ???????????????

Please, I beg you to consider what you call good and what you call evil.

5 years ago this month [pride month], I came out to my family and publicly as a lesbian. I was convinced. Set in my ways that I was born that way and that no one or nothing could ever change that.

But God. He moved and molded my heart into a sculpture of His grace. Forgiveness. Love. Compassion. Understanding. He used people in my life at that time in the summer of 2016 to show me what He wanted for me, and that what I wanted for myself was leading nowhere good and was not the same.

If wasn’t my sexuality that was my destruction. It was my sin. It was my heart posture. It was my choices in my struggles and temptations. It was my lust. My pride. My feelings as Truth instead of His Word as Truth. I was lost. I was confused. I was mad. I wanted sorrow not healing. I wanted pleasure because I was simply in pain.

I was insecure. I believed I deserved nothing yet wanted everything but was looking in the wrong places. All of them.

But God. He picked me up and listened. And while He listened He healed me. He saved me. And He delivered me. He was always running after me.

Today I live a life that strives to please God and not man. I no longer identify as a lesbian and desire a husband and children. My purpose is to please the spirit and not the flesh. To see the eternal Kingdom plan instead of my own, broken and worldly one. I live dying to my flesh daily. A struggle that I will probably always have. It is not easy. But it is the best decision I ever made so I continue to lean on my father.

He wants you free. He wants you at peace. Pride is the starting root of self destruction. Praise God for His new mercies daily and His deliverance. I serve a God of true love and true forgiveness. Thank you Jesus. He did it for me. He can do it for you. He wants to witness your birth again. Into His arms.

Arkansas Gov. Asa Hutchinson, a Republican, on April 28 signed into law various measures that prevent state and local governments from requiring proof of vaccination as a condition of employment or to access goods and services, according to The Associated Press. The ban on requirements related to employment has some exceptions, including state-owned medical facilities.

In one occasion, Kathryn Kuhlman was preaching in a church and someone informed the pastor that she was divorced which led the pastor walking up to the front and grabbing the microphone from her and apologizing to the crowd for having a “false prophet” preaching, she was escorted by the ushers out of the church and ran off town. SHE WEPT!

On a rare occasion where Kathryn would address her past she made this comment about her peers during her crisis. “… You know sometimes it’s a thousand times easier to die physically than to keep on living. You see, the Lord forgives, but people don’t.

They’ll drive it in, and they’ll drive it in, and they’ll drive it in, and they’ll drive it in. And they’ll pierce your heart, and they’ll pierce it clear through.

Kathryn Kuhlman Died! This was her popular phrase, she would go on to say, it was the price she paid for the glory.

Kathryn remembers vividly the days she died to and carried Gods glory.
It’s much easier to die than to live, death to the flesh and the opinions of this world, that very day at the end of that dead-end street is when I died at four, on a Saturday afternoon.
Today, I feel it was part of God’s perfect will for my life.”

For Kathryn Kuhlman, Her greatest anointing began to manifest from 49-59 years.
In those days, she walked past people and they collapsed to the floor because of the heavy presence of the Holyspirit she carried. Healings and strange miracles, never before recorded accompanied her ministry till death.
Even through Kathryn Kuhlman was out of public ministry for almost 8 years, When she hit the platform again, the glory of the latter house surpassed the former.
Suddenly all the churches that attacked her because of her divorce, opened their arms wide like they weren’t the ones that almost drove her into suicide.
The anointing was always there. All it needed was activation and constant use. God’s grace is irreversible. He does not change His mind about what He gives, He’s not two-faced. Your perspective or mindset about Him may change, but he does not.
So many have may have left ministry because of one thing or the other, you may have stopped pastoring, holding meetings or whatever form of ministry because of pressures, financial, marital or personal issues, but know that God uses these pressures to bring out His best in us.
Apostle Paul says; we are pressed on every side but not crushed, cast down but not destroyed. The promise always comes after the process.
From Kathryn’s example, We have learnt that no one is far too gone, no one is out of God’s use, and instead of driving the word of God against people that are under pressure, let’s help them heal. Let’s get them back on track. Handle that brother or sister with care. God does not just want some individual spiritual giants, He wants to build His body! God is not just interested in your denomination, He wants to build His Church!
HER LAST MEETING….
As everyone left the auditorium, Kathryn walked quietly to the end of the stage. She raised her head and slowly scanned the balcony, as if she was gazing at every seat. It seemed like an eternity. Then, Kathryn dropped her gaze to the second balcony, following every row and every seat with her eyes. Then, she looked at the ground floor, studying every seat.35
We can only imagine what was going through Kathryn’s mind, the memories, the victories, the healings, the laughter, and the tears. Was it possible that Kathryn knew she would never return to the platform? Was it possible that, at that moment, she said good-bye to her earthly ministry?
In just a little over three weeks from that November date, Kathryn passed on into glory in the Hillcrest Medical Center of Tulsa, Oklahoma, after open-heart surgery.

March 18, 2021: is Q a distraction?

This article below by Marshall Report resonates with me. (Link to her blog below.). I admit, I got caught up in thinking God was using Q and frankly, that’s out for debate. Time will tell if it was the white or black hats. But my trust is and has always been In God and His Word. I love all the Bible stories from my childhood that taught me God can do anything and He ALWAYS wins! The devil is no Match for His omnipotence or omniscience! I’m so glad He’s on my side and I’m on His side!

All that matters now is that you choose your side and stand on faith and not fear or doubt. The righteous who live by faith will be rewarded and Eternity is a long long long time! Only when we fear can mind control happen. I am grateful for my Christian foundation and heritage that grounds me from the nonsense going on around me. My prayer is that my short life on this earth will bless others and make my Father in Heaven proud. I endeavor To hear the words, “Well done, thou Good And Faithful Servant.”

This is where we are folks. As children seeing what they want us to see, and fearing to step out and test for ourselves. God is not mocked and remember, if you have to…don’t look down. Stay focused on the Lord. You are in his hands, not the hands of the world and all of its’ sorcery.

Man uses sorcery to achieve his deception. These are the smaller things taught by the fallen ones. Not the greater things. The looking glass they use is mind control and setting the scenarios to fulfill their events. It is mass deception through lies, deceit, and false illussions man can conjure up in order to deceive the observer. Take the devices and expose them – use them for good. Turn them around and we do that by exposing them…connecting the dots. How far back in time must we go to find the first dot? The Bible and many of the forbidden books contain the key dots. The Bible tells us of this dimension, this mysterious realm they refer to as “the looking glass”. The fallen angels knew all these lessor things and they used them before the flood. The mixing of seeds of man and creation , creating offspring of giants in the earth and giving their created sons and daughters god titles and secrets to create all manner of destructive weapons from thunderbolts, to manifestation of shape shifting evil spirits named djinns. We are supposed to believe this information is all imagination and myth, the same as we are to believe there is no devil and no God. They know there is a battle and only a length of time to win or lose and these who rebelled against God in heaven have rebelled against God here on earth from the beginning. This is the bold base of the entire matter. Waking up is the first step, and when you awake, make sure you put on the full armor of God so you can withstand the evil day.

These evil days began as a war in heaven and continues on as a great and evil war on earth. Free will has been given to all souls born into this world so they can now choose who they shall follow….God Almighty, or Lucifer the Fallen one. The world has made it clear they follow the fallen one and all this world has to offer. Those called out are tested and tempted daily. Truly it is a challenge to stay in the will of God daily, second by second…and one that in our flesh is difficult to do. But, with the Lord living inside you and you knowing He is there, the minions can only attack from the outside in the flesh…therefore, the Lord has told us,
